PM (Preventive Maintenance)

No series of initials or system has had as big an effect on the profession of maintenance management than the initials PM. The core concepts of PM are widely misunderstood and the methods of achieving reliability through PM are tricky and difficult. Yet, even with the difficulties when interviewed, 75-85% of the respondents would agree that they have a PM system in place. Most respondents would also agree that their system needed a little something, a little tuning up perhaps, to make it more effective. There is one thing without dispute. PM changes people’s view of maintenance.

PM systems increase professionalism

One of the legacies we fight is the old concept of the grease monkey mechanic. Through the PM effort and other approaches, we need to increase our professionalism. In other repair fields such as computer repair and copy machine repair, professionalism is a job requirement. With the professionalism available to us, why do many PM systems fail to give us the advertised benefits?

PM systems often fail because PAST SINS wreak havoc on any maintenance department task force trying to change from a reactive fire-fighting operation to a proactive PM operation (particularly in a short time). Even after running for a few months, there are still so many emergencies that it seems you cannot make headway.

Why is this so? You face unfunded maintenance liabilities. The liabilities were generated when wealth was removed from the equipment without adequate maintenance funds being invested back in to the equipment to keep it in top operating condition. Failures have a tail in the past where investments were not made.
